Why design–build?

Because we work here every week, we price and schedule around the real timelines, not the optimistic ones.
Permits, code, and the California reality
A Bay Area project lives or dies on the details most firms meet too late: Title 24 energy compliance, seismic and structural review, tree, grading, and lot-coverage ordinances, and California's shifting ADU rules. We fold all of it into the design phase, so the home you approve is a home the city will actually let you build, on a schedule that plans for the review instead of pretending it away.
One team, one point of accountability
From the first conversation to the final walkthrough, a single project manager owns your project. There is no handoff between architect and builder, no detail lost in translation, and no finger-pointing when a decision is needed. A Gantt-tracked schedule keeps the whole build visible, and a standing invitation to the site means nothing happens behind a curtain.
How long it takes
Design runs anywhere from a few weeks to a few months depending on scope, a kitchen moves quickly, a whole-home remodel or a ground-up build is a longer conversation. Construction then follows a schedule we set together before the first permit is pulled. We would rather give you an honest range up front than an optimistic date we cannot keep.

Permits, trades, schedule, all coordinated and managed in-house. A Gantt-tracked schedule gives you live visibility; weekly walkthroughs and an open invitation to the site keep nothing hidden.
